Victorian terraced properties make up a large proportion of the housing stock in York. Most of these properties boast large bay windows to the front elevations which traditionally have lead covered pitched or flat roof areas.
As these roof areas provide one of the main traditional features it is important that they are replaced correctly and in accordance with Lead Sheet Association Guidelines. At GNR we specialise in traditional leadwork and have undertaken the replacement of many bay windows in York. Traditionally such bays would have had a timber gutter detail to the front and due to the irregular angles of this is still the most suitable solution.
The timber gutters to the front of these bays should be lined with lead and have at least one expansion joint in place and a stainless steel perimeter clip concealed under the lead to the leading edge.
The proper replacement of such bays, depending upon their type, will require the following courses of action to be undertaken:

- Provision of access scaffolding.
- Removal of the existing covering and gutter.
- Removal of the existing deck.
- Introduction of improved insulation.
- Installation of a new timber gutter to the front.
- Installation of a new roof deck and new timber rolls.
- Installation of a new lead gutter lining with expansion joint.
- Installation of a new lead sheet roof covering, usually code 5 lead.
- Installation of new lead stepped and apron flashing.
